JCT Minor Works with Contractor’s Design


Assix completed a small works contract for a large international chemical distributor in Wilmslow, Manchester. The work involved the installation of the following: -

  • New MF ceiling to ground floor offices

  • New efficient LED lighting

  • New structural floor to mezzanine areas

  • Removal of redundant Air Conditioning units

  • Laying new floor finishes throughout office

The project had to be carefully planned, to minimise disruption to the Univar staff who continued to work in the building whilst Assix undertook the works. This meant that some of the works had to take place out of hours, whilst other works were undertaken in segregated areas of the office space.

The new MF ceiling required buildability input from Assix and co-ordination with the design team, as the ceiling provided fire integrity below the structure above, so had to be designed with a view of how existing and proposed services would be accessed without jeopardising the fire integrity of the ceiling.

The project needed careful stakeholder engagement daily, to discuss with the client the planned works and the impact it would potentially have on staff. The Assix site manager established an extremely good rapport with the client team, which meant that the project ran smoothly even when inevitable challenges arose.

Some client variations were issued through the project, which were completed in line with the original completion date. This successfully delivered project has led to repeat business with this international client.
