ROOFLIGHT REPLACEMENT

ASSIX completed works to replace three large rooflights over atriums & corridors at Bartolome House for the University of Sheffield. This 16-week project included the design and installation of replacement aluminium rooflights to the existing openings and upstands as well as associated mechanical plant relocations and providing new AHU units.

The works were carried out above occupied spaces and therefore the installation of weather tents above the openings and crash decks internally was a critical part of the process to avoid water ingress. As part of this building is listed it was not possible to fix into some of the building structures resulting in alternative scaffold design solutions being identified and installed.

An extensive survey and design process was completed to ensure the rooflights would be a perfect fit to the existing openings and support steelworks. The works revealed some challenges with existing guttering structures and details which were required to be removed and re-built to provide structural support.

Two new air handling units were to be installed along with associated ductwork and BMS relocations at roof level and internally. This involved crane lifts being planned in and sequenced for the works while managing the maximum load capacity of the roof and materials storage.

Internally alterations were made to walls and fire stopping was carried out along with redecorations after installation of the rooflights.

During the project, ASSIX were awarded works to repoint areas of the external walls of the building and carry out stone repairs all to listed building elements. ASSIX also provided emergency shoring to a retaining wall at risk of collapse, safely managing the installation of propping and traffic management to a busy main road while the remedial works could be planned.

In summary, the works included the following:

  • Erection of scaffold access, weather tents and crash decks.

  • Strip out of existing rooflights and disposal from the site.

  • Mechanical & Electrical services disconnections, relocations and removals to facilitate the works including BMS.

  • Remove and rebuild bespoke accessible guttering detail around large roof light including liquid applied coating.

  • Joinery work to prepare upstands for fixing points of the new rooflights.

  • Installation of new aluminium rooflights to existing openings.

  • Flashings and weatherproofing work.

  • Internally complete electrical and BMS works and fire stopping to make good.

  • Carry out decorations to affected areas.

  • Complete cleaning of existing atrium glazing.

  • Replace roof lights actuators for ventilation.

  • Repointing to the listed wall at boundary of the site including access and traffic management.

  • Stone repairs to window openings and copings on a listed building.

  • Manage installation of emergency shoring to retaining wall at risk of collapse.

  • Traffic management to the works on the busy main road including out of hours road closures.

  • Specialist structural monitoring equipment to detect movement in the wall during works.
