Assix were appointed as Principal Contractor following a competitive tender process to carry out re-roofing to the Sir Robert Hadfield CBE Building. In total 720m2 of re-roofing was completed over the 20 week programme period, following a detailed phased programme of works.
As the works were carried out above live laboratories, offices and teaching spaces, the key challenge on the project was the careful phasing of the works which would require disconnecting critical mechanical & electrical services. Working closely with the client team and end-users, each phase of the re-roofing works was planned out with key dates agreed for services to be disconnected and reconnected.
The project was completed in three sections and each section split into 2 phases of works to facilitate plant relocation. Two of the roof areas were protected with a scaffold weather tent to prevent water ingress during the works and avoid any disruption to the rooms below.
The project commenced in Feb 2021 and did face some of the challenges of materials supply shortages resulting from Covid-19. Assix kept the client team fully informed and were proactive in pursuing all alternative and options to maintain the programme while still providing the same quality and guarantees for the roofing system.
In summary the works included the following:
Erection of scaffold access, hoisting and weather tents.
Strip out of existing access equipment and breaking out steps and structures.
Mechanical & Electrical services disconnections, relocations and removals to facilitate the works.
Specialist works included Fume Extract system relocation and BMS works.
Removal of the existing roof covering including substrates and disposal from site.
Installation of new roofing systems including single ply, mineral felt & liquid applied. Providing manufacturers extensive guarantee.
Existing plant room door openings were enlarged and new steel doorsets installed.
Guttering & fascias replaced.
New emergency lighting installation.
New roof access equipment installed including steps and handrails.
Aluminium windows were replaced along with internal works to install window cills.
Internally Assix were awarded additional works to carry out the replacement of corridor firedoor sets.
Assix were also awarded works to replace an external automated access door along with barrier matting.

Assix provided a full Construction Management service on this £325k car park extension & reconfiguration project for Univar & Ventgrove. The works in Bradford comprised extensive surface water drainage alongside new surfacing and electric vehicle charging point provision.
Assix completed Pre-Construction & Enabling Works Management Role for this £10m New Build Residential Project. Including development of project cost plan, programme & management of demolition and site remediation works.
Assix carefully delivered this office refurbishment project for an international chemical distributer in Wilmslow, Manchester.
